PHASE l: Architectural Backgrounds
Available in conjunction with phase ll only

• Job site meetings and consultation with clients, architects, contractors, specialists and other sub contractors.
     

• Meetings with clients to make presentations and selections of materials to be used. Fast sketching of ideas presented on site, your home or our studio.
     

• Bathroom and Kitchen plans including elevations, details, selections of materials and specifications.
     

• Lighting and reflected ceiling plans, including specifications and selections of both ceiling and wall sconces. Lighting for the illumination of art and other focal areas. Selections of switching and dimming systems.
     

• Millwork designs and plans, which include crown moldings, doors, casing, base boards and special design requirements, both custom designed, if requested by client, and standard specifications.
     

• Space planning, room and wall configurations.
     

• Closet designs including elevations, details and specifications.
     

• Custom designed paneling, coffered, beamed and domed ceiling designs and specifications.
     

• Custom cabinet designs, plans, finishes, and renderings.
     

• All color selections including paint, tile, wood, marble and wall covering selections and specifications.
     

• Hardware selections including knobs, pulls, hinges, and other related items.
     

• Fireplace designs, including elevations, materials and specifications.

PHASE ll: Interior Design
& purchasing service
Available Independently of Phase l

• Furniture layouts, including client's existing furniture to be re-used, if requested, and new furniture.
     

• Selections of all fabrics, furniture, floor coverings, wall coverings, wood finishes, metal, other finishes and details.
     

• Designs for window treatments.
     

• Suggested lighting such as lamps, chandeliers, and wall sconces.
     

• Selections of antiques and collectable pieces.
     

• Custom designed furniture.
     

• Refinishing and re-upholstering of client's existing furniture.
     

• Design and plans for built-in cabinets.
     

• Art presented to client for approval and placed in your environment.
     

• Accessories and other finishing details.
     

• Full color renderings available.
     

• Installation of all furnishings and complete interiors.

FEES AND COMPENSATION
A retainer is required at the start of each project. The amount of the retainer is based on the amount of work to be done as well as the length of time that the design services are necessary for drawings and consultation with client and contractors in phase one.  The retainer is applied to Phase's l and ll or Phase l only as requested by client at the start of the project. All retainers are either applied to time and or purchases. The exact amounts can only be determined on a one to one basis for each project.
